Here is a list of questions you will want to consider while meeting with a contractor for the first time:

  • How long have you been building in the area?
  • How much experience do you have building a project like mine?
  • Who will be supervising the project?
  • Do you have a super-intendent?
  • How do you like to price out a job; cost-plus or firm bid?
  • What is your strengths?
  • What suppliers do you use?
  • How do I communicate with you?
  • How will I know when I need to make decisions?
  • How hands on are you?
  • What work will your employees be doing?
  • Are you licensed and insured?
  • Can I talk to some of your past clients?
  • Do you have a warranty plan?
  • How long will this project take to complete?

Square foot pricing isn’t something we include on our list, primarily due to the fact there are far too many variables that come into pricing, including personal taste and styles. When a customer is looking to build a spec home, per square foot pricing is more direct and easier to bid, however, building a custom home is quite different. On a smaller scale, building a truck can be somewhat comparable. When looking at a truck you will see the starting base price, meaning basic components, with very few upgrades. As you begin to add various components, gadgets and gizmos, the quality and overall value of your truck will increase. The same applies when building a home. Materials start at builder grade; considered to be the cheaper and lesser quality, to the higher grade materials, which is where the true quality and value will be demonstrated throughout the lifetime of your home. Tips to Help Choosing a Home Builder:

Building a home, adding an addition on to your existing home or just a small project like a concrete pad can be a very stressful and intense part of your life and a big investment.  So, how do you choose the right home builder for the project you want?

 

Write down a list of possible contractors

The local home builders’ association has a list of qualified reputable home builders that work in the area.  The home builder’s association is a credible source that gives great information on the construction industry and the builders that strive to build up the community.

Check out the builder’s’ website to get to know them and see what projects they build and how they conduct their business.  You can get a hint of who they are and the quality they stand for through their website.

Check with local suppliers where the builder buys his material, architects, engineer firms.  Those that work directing with the builder can give you a credible information.  After checking with those resources, ask people you know about the list of builders and see what they have to say about the builders.

Ask a lot of questions

When you feel like you have a comfortable list of builders, meet with them and get to know them.  See what they have to offer and how they can best help you build your dream home.  Drive by the homes the builder has built and hopefully the owner is outside and you can casually introduce yourself and tell them that you are potentially building a home with their home builder.  The more people you talk to the more accurate information you will gather.
